The Seasonal HVAC Maintenance Checklist Every Homeowner Needs

A little upkeep goes a long way. Here’s exactly what to do each season to keep your system efficient, reliable, and less likely to fail when you need it most.

Your HVAC system is one of the hardest-working — and most expensive — things in your home. Like a car, it runs best and lasts longest with regular care. Here’s a simple seasonal rhythm that prevents most breakdowns before they start.

Every month

  • Check your air filter and replace it when it looks dirty (usually every 1–3 months)
  • Keep supply and return vents clear of furniture and rugs
  • Listen for new sounds or smells when the system kicks on

Before cooling season (spring)

  • Clear leaves, grass, and debris from around the outdoor unit — leave two feet of space on all sides
  • Gently rinse the outdoor coil with a garden hose
  • Test your thermostat and switch it to cooling before the first hot day
  • Schedule a professional tune-up to check refrigerant, electrical connections, and airflow

Before heating season (fall)

  • Replace the filter heading into the heating months
  • Test your heat early — don’t wait for the first freeze to find a problem
  • Check that vents are open and unobstructed
  • Have a technician inspect the heat exchanger, burners, and safety controls
Two professional visits a year — one before summer, one before winter — catch small issues before they become emergency repairs. That’s exactly what our maintenance plan is built around.

Why it’s worth it

Regular maintenance keeps your energy bills lower, extends the life of your equipment, and protects your manufacturer’s warranty (many require documented annual service). Most of all, it means your system is far less likely to quit on the hottest or coldest day of the year.
